Transit-Oriented Development
Management of the masterplan for a transit-oriented development proposal consisting of approximately 2,500 residential dwellings, over 20,000m2 of retail/commercial/community space and 14,300m2 of public open space. Level 6 has provided strategic advice, stakeholder engagement and management, and rigorous value add across our masterplan management, including: feasibility/concept work (in line with the site’s Transport Oriented Development potential and Sydney Metro); consultation with multiple infrastructure and planning authorities and design review panels; management of integration with the existing town centre asset and other DAs in and around the site (covering a broad range of aspects including legal, subdivision/titling, infrastructure, servicing, sustainability and the like).
Our scope
Level 6’s management of this project has included:
Feasibility/concept work for a revised high-density mixed-use master plan in line with the site’s Transport Oriented Development potential and the opening of the North West rail link. This entailed significant internal and external stakeholder engagement and management, and the coordination of a large and reputable consultant team.
Successful management of the key deliverable of a new master plan and concept plan development application, submitted to The Hills Shire Council.
Coordination with Lend Lease to integrate with the adjacent development site (co-owned by GPT and Lend Lease) and agree aligned/strategic master planning approach.
Consultation with multiple infrastructure/services authorities, design review panels, planning authorities.
Significant review and testing of the individual super lots and building to ensure full SEPP and Apartment Design Guide (ADG) compliance, as well as conformance with Client Brief and market suitability.
Management of integration/coordination with the existing town centre asset and other parallel development applications in and around the town centre site, covering a broad range of aspects including legal, subdivision/titling, infrastructure, servicing, sustainability and the like.
