This work involved the creation and management of a financial feasibility model for the build-to-rent and market residential uses within the Clothing Store Precinct.
The financial modelling was created to reflect expert consultant advice, planning, architectural, quantity surveyor, build-to-rent consultant, and accounting.
Our scope
Key aspects considered included:
• Alignment with the project strategy
• Suitable financial metrics incl TAHE hurdles and expected development partner targets
• Equity and debt cash flows
• Four development stages with stages 1-3 as build-to-rent and stage 4 as build-to-sell from a private
development partner’s perspective to generate a residual land value
• Upfront and ongoing cash investment.
