This work involved the evaluation of a variety of divestment/development options for TAHE’s industrial asset in Auburn. 5 scenarios were investigated, including:

• Sell existing: Sell in current condition with vacant possession.

• Sell existing: Refurbish, re-lease and sell following 3-5 year lease period

• Develop Strata: Demolish and rebuild a new asset tailored to market. Sell down strata units

• Develop Warehouse: Demolish and rebuild a new asset tailored to market – single tenant. Secure

buyer in advance of completion

• Long lease: Retain land, tenant to develop.

This process involved consultation with various internal stakeholders (including development, finance, portfolio management, property services) as well as external real estate consultants.
