Management of the design and approval documentation for five apartment sites - three within the Northern Precinct of the Town Centre, and two that sit above the proposed retail expansion.  Rigorous design review was required to align with the urban design guidelines and balance Council and ADG requirements, and facilitate a product with GPT’s quality aspirations. 

Significant optioneering and technical coordination was required to ensure both residential and retail use drivers could be achieved, including management across different internal teams at GPT. with existing adjacent retail assets and ensured alignment with the Town Centre Management Plan.

Our scope

This work entailed full project management services, along with some development management support functions, including:

  • Initial financial feasibility, including setting budgets for design, construction, authority fees, sales/marketing, finance and holding costs.

  • Project definition documents such as Project Brief, Stakeholder Engagement Framework, communications plan, and the like.

  • Procurement/appointment of consultant team, management of consultant budget and administration of agreements/invoices, etc.

  • Preparation and management of Statutory Approvals and services Authority requirements.

  • Design Review process management.

  • Design Management including optioneering and associated cost/benefit analyses with consideration.

  • Risk and opportunities management.

  • Management of project program & budget.

  • Analysis of impacts on existing assets/infrastructure.

  • Coordination of subdivision, titling strategy.
