Management of multiple stages of medium density product within the Altrove residential community, along with associated streets and infrastructure. Level 6 has worked with Stockland’s medium density residential team for a number of years on the Altrove project, over which time there has been involvement in varying capacities in the design and delivery of the medium density Stages, equating to hundreds of town home lots and giving Stockland the freedom to employ Level 6 in varying ways across time and to suit changing or fluctuating business needs. Recurring management functions specific to this project have included the coordination of overarching strategies such as titling, sustainability and interfacing with adjacent land uses/owners. 

Our scope

Level 6’s contribution has been variable across the stages.  Across all stages our engagement has included:

  • Development of Project Brief/Stakeholder Engagement Framework.

  • Establishment of communications plan with regular project and design team meetings.

  • Development and management of the financial feasibility model, including setting budgets for design, construction, authority fees, sales/marketing, finance and holding costs.

  • Formal business case papers requesting Authority to Commence for key stages in accordance with Stockland’s processes/procedures and for sign off by senior management (and up to Board depending on the level of funds sought).

  • Management of internal stakeholder communications and required inputs/endorsements, including teams responsible for design, marketing, sales, research, sustainability, communications, legal, external communications.

  • Procurement/appointment of consultant team, management of consultant budget and administration of agreements/invoices etc.

  • Preparation and management of Statutory and services Authority approvals.

  • Design Management – from initial feasibility/yield testing through to tender documentation, including optioneering and associated cost/benefit analyses.

  • Risk and opportunities management.

  • Management of project program & budget.

  • Analysis of impacts on existing assets/infrastructure.

  • Coordination of overarching strategies such as titling, sustainability, and interface with adjacent land uses/owners.

  • Design Development of preferred schemes.

  • Coordination of Request for Tender documents for Construction.

  • Review and analysis of contractor tender returns, participation in Contractor interviews and appointment.

  • Input into construction contract, liaison with Stockland’s internal commercial and legal teams to formalise/execute.

  • Site inspections.

  • Input into Lessons Learnt.
